Subject: 3 Best Remodeling Projects For A Jump In Home Value

The 3 best remodeling projects for the biggest and fastest jump in your home’s value

According to the most recent nationwide research, the following home remodeling projects will give you the best Return On Investment (ROI), for your remodeling projects this year. Fortunately, they are also relatively inexpensive, fast and easy to do.

Number One, in a surprising first place finish for the highest ROI, and in fact, the only home improvement you can make that will return more than you spend is adding loose-fill fiberglass insulation in your attic. On a national average, this improvement will give you a 107.7% ROI.

When adding the insulation, it should be placed on top of the existing insulation. The fiberglass loosefill is then applied until a thickness equating with R-30 insulation value is reached.

Few buyers want to move into a home that has delayed maintenance problems. Buyers know a well-insulated home will save them money and is an indication the home has been kept up well and properly maintained.

At number two, the second best remodeling improvement you can make to improve your home’s value is replacing your home’s front door. First impressions count a lot. When a buyer walks up to the front of your home, they want to be impressed. Buyers know if they are impressed when they walk up to their new home, their friends and family will be impressed when they come to visit. And who doesn’t want to impress their friends and family who come to visit them in their new home?

However, you can’t replace your front door with just any new, front door. Research has found the type of front door that gives the highest ROI is of a very specific design.

For the highest ROI, you need to replace your existing front door and jambs with a new 20-gauge steel door, including a clear dual-pane half-glass panel, jambs, and an aluminum threshold with a composite stop. The door must be factory finished and of the same color on both sides.

So pick one, two, or all of these projects to complete and you will be thrilled with your new, higher home value.

Warmly,

XXXX

subject: Is It Time for You to Downsize With Distinction?

In decades past, the downsizing of one’s residence was often viewed as a negative event. This is no longer the case. Many homeowners are choosing to opt out of a large home in a traditional neighborhood and instead are embracing the chance to have a new adventure by purchasing a smaller property, offering the opportunity to escape the maintenance of their current home and enlarge their lifestyle. Downsizing to a sexy high rise apartment in an eclectic urban chic location is hardly what downsizing in your parents’ or grandparents’ day used to be. In fact, many downsizers are able to sell their home and purchase a smaller home in their current location to be near family as well as a vacation home or second home in a new and exciting destination! This enlarges not only their own lifestyle but also that of the entire family.

As you begin this process you will want to examine:

  • Are you looking to lower your monthly obligations and maintenance?
  • What will the capital gain tax ramifications be?
  • What will it cost to purchase your next home?
  • Moving costs, staging and repairs on your current home.
  • The timeline needed to make it all happen.
  • How to accomplish all of this with minimal stress?

And perhaps the biggest question of all… “Do I buy first or sell first?”

To make a decision that is right for you, it might be best to discuss all of the options with a professional real estate agent, talk to a lender if financing will be needed, and consult with your CPA or tax attorney.

Because this is a big move it can be emotionally taxing and to make it less stressful you may want to begin the de-cluttering and staging of your present home well in advance. If you feel repairs or upgrades are needed, the advice of a professional real estate agent will once again be helpful. A professional real estate agent knows exactly what should be done to a property to help maximize its value and will help you avoid potentially spending money unnecessarily. Most real estate agents can provide you with referrals to stagers and other services that you may need as you give your home a tune up.

By thinking about these things, it can help you (and possibly me) to better understand what is most important when you rent or buy your next home. Contact me for your complimentary Downsizing with Distinction consultation.

subject: Staging Your Home Like a Pro

Are you considering putting your house up for sale, but not sure where to start? Afraid it will take too long to sell, or that you won’t get the price you want?

Think about staging your home, or in other words, setting the scene for immediate buyer interest in your property.

To be really effective, you need to look at both the outside and the inside of your home. Here are some tips to get you started with the inside of your home:

1. De-clutter. This is one of the most important things you can do. It might be easier to think of de-cluttering like this you’re moving anyway, so why not start packing now?

Pack up everything you don’t need and store the boxes out of sight in the garage (or consider temporarily renting a small storage locker).

2. Organize your closets – put similar colors together, pants together, skirts together, shirts together etc. Why? Because it will make the closets look bigger. (Really.) An organized closet appears bigger, and you want your closets to look as spacious as possible.

3. Make your home look like a model. You want to de-personalize as much as possible, so potential buyers can imagine themselves and their own belongings occupying the space in your house. That means minimizing and putting away everything you don’t need or use.

Clear off kitchen counters as much as possible. Stash all those appliances you don’t use and put miscellaneous small clutter in a few attractive baskets or boxes.

And the biggest tip of all? Imagine yourself as a potential buyer looking at your property for the very first time. What impressions are you getting? Would YOU buy your house?

What would you like to see changed before you put an offer on your house?

And don’t worry about spending several thousand dollars to get your house ready to sell.

You’ll get it all back when your house sells. Proper staging helps you sell your house in a shorter time and at the price you want.
