Subject: How to Find Your Perfect Neighborhood

Hello NAME,

Location, location, location. Half of buying a home is all about finding where you want to live. You may have found your dream house, but if it’s not in your dream neighborhood, then it’s not your dream home.

To find the neighborhood that is just right for you, start by making a needs and wants list and be sure to include activities, services, and hobbies that dictate the amenities you need nearby.

The internet provides an immense amount of information so do a little digging.

Check it out in person. Drive through the area multiple times and at different times of day so that you can get a true feel for the area. Consider taking long walks to truly absorb how it would feel to live there.

How far is your potential home from your job? For some, a long commute would be a deal breaker. What is your tolerance? Be sure to drive the route multiple times at the exact times you will be traveling to and from work.

Do your research on property taxes and any other special assessments, especially in new areas and areas that have associations.

Research crime statistics, school ratings, and any neighborhood noise or restrictions that would hamper your enjoyment.

Visit the local park and chat with neighbors to ask what they enjoy most about living in the area.

It’s easy to fall in love with a nice home, and it’s even better when a great lifestyle that is your perfect fit goes along with it.

Email me if you would like information and property searches, I will be happy to assist.

Warmly,
XXXXXXXX

Subject: What Is in Your Real Estate Future?

Hello NAME,

Are property prices going up or down?

Are rates going to stay reasonable?

Is now a good time to buy or sell?

Are we headed for another downcycle?

Are there still any great investment deals out there?

Americans are fascinated with real estate and are always eagerly seeking information to find the path to buying their piece of the American dream.

In fact, millions of consumers purchase educational materials, attend investment conferences, and obsessively watch real estate reality shows! All for a good reason. Real estate, when purchased correctly, can be the best opportunity to build long term wealth, and the potential of passive income can help boost retirement earnings and security.

Across the nation it truly is still a very opportunistic market if you have the expertise to find the gems and navigate the hurdles. While market trends and financial reports can help us identify market hot spots and downturns, no one has a crystal ball to see into the future and perfectly time the market.

Because purchasing real estate does have downsides as well as upsides, it is always wise to consider your next real estate step carefully. Be sure to do your homework by exploring your options and opportunities with a local experienced real estate professional while you are still early in the planning stages.

To assist my friends, family, and clients in making their buy and sell decisions and creating their real estate game plan, I have created two valuable educational resources: Becoming Financially Secure: The Real Estate Roadmap and Selecting the Right Real Estate Professional to Buy or Sell Your Investment Property.

These valuable reports offer a wealth of tips, worksheets, and answers to frequently asked questions. This guide is yours 100% free, no pressure, no obligation, just valuable information.  To request your reports simply respond to this email.

Subject: Do You Love Bright Colors but Are Afraid to Invest in Bright Furniture?

Hello NAME,

Bold, bright colors are in style!

However it’s a little scary to buy a hot pink couch or a lime green chair, especially when they come with a hefty price tag and you worry you may tire of them or the styles may change. and no one wants to be stuck with a dated piece of furniture.

A great solution: choose neutral furniture and add your pops of color with inexpensive art work, bright scatter rugs, throws, and pillows. Even painting a wall or two in your current favorite shade can liven up a room and be easy to change when you are ready for a new look.

If you shop bargain sites like Wayfair or hit up TJ Maxx or HomeGoods, you can readily find fun pieces that allow you to go crazy with color and not break the bank.  Thrift stores and flea markets can offer fun vintage options that bring personality and pop, while also encouraging you to do a little DIY decorating to add your special touches.

Keep in mind that if you are planning to put your home up for sale anytime soon, keep the palette light and neutral (or be sure to change it back in the future) so your buyers can visualize their own décor and style in the space.

Warmly,
XXXXXXXX

Subject: Looking for a vacation home on a budget?

Hello NAME,

Do your future plans include saving up for a great vacation home? Does the thought of a vacation home seem more like a dream than a reality due to the high price tag that comes with the area you want to be in?

Why not consider a small cottage in your dream location, rather than waiting to save up for that “someday vacation home” in the distant future?

In a busy household everyone is often heading in different directions, allowing very little time for quality togetherness. This tendency has sparked a trend of vacation home buyers who prefer small homes with fantastic views. Maybe waterfront or ski-in, ski-out. The small size and the option to rent it out when you’re not using it make it affordable and even a great investment.

Before you start shopping for your small slice of heaven, sit down and make a list of the must-have features. Think about your hobbies and activities – a family of cooks might want most of their space in the kitchen, and movie aficionados might want a larger living room to pile up on the couch in front of the TV.

Consider renting several different times in your area of interest so that you can try on different floorplans and square footage. This will give you a chance to see how small you can go while still having big family fun.

If you have a dream of owning a vacation home anywhere in the world, reply to this email and if I cannot assist you, I will find an area specialist who can!

Warmly,

Subject: The cost of remodeling your home for a family member with a disability

Hello NAME,

If you have ever wondered what it would cost to make your home comfortable for a disabled family member, below is a quick cheat sheet of a few of the average costs required to prepare the most critical areas.

To install a chairlift on a staircase: at least $3,000-$4,000

To install a larger shower: $2,000-$6,000 minimum

To build a wheelchair ramp: $1,500-$3,250

Anti-slip flooring on an average sized bathroom $1,300+

The approximate total cost for a basic bathroom remodel: $18,000. Additional renovations can often add up to $9,000 more.

If kitchen countertops and cabinets need to be lowered to accommodate someone in a wheelchair, this could cost $15,000-$20,000 depending on the size of the kitchen and the upgrades selected.

While these are only rough estimates, it can give you a starting point to open your discussions with a licensed contractor.

Subject: Do neighbors know best?

Are you shopping for a home in a new neighborhood or community?

If so, there is plenty of data and information online to check out properties for sale and sold data.

Of course, data is only part of the decision when choosing your new home, more importantly will you be happy there? Will the location offer the lifestyle and amenities you enjoy?

When it comes to the inside scoop, who would know better than the neighbors? Savvy home shoppers often spend months in advance of a purchasing decision hanging out in the neighborhood where they ultimately want to live.

They might spend this time walking their dog, hanging out in the park, visiting the local farmers market – they spend time meeting, chatting, and observing the community. This is a great way to find out what’s fun to do and what convenient resources are nearby.

If you have areas in mind that you would like to research further, I would be happy to help you. Simply reply to this email and I will help you develop your own custom home search shopping plan and find the home of your dreams.

Subject: Are You Ready To Be A Landlord?

Dear NAME,

Owning real estate is one of the best ways for most adults to build their personal wealth. Specifically owning rental properties can be a great supplier of passive income.

If you are up late at night watching the “become an investor” informercials and thinking it sounds too good to be true, most likely you are right. Get rich quick schemes are often just that!

However, buying a rental can easily become a reality even if you don’t have cash on hand. Many homeowners simply choose to tap into the equity on their home to make it easy to leverage their way into another property.

As you make your decision of whether to become a landlord, you will want to talk to a lender to determine the costs and mortgage payment versus rent, for the type of property you would like to purchase.

Next, talk to a real estate agent to begin your research on what is available for your consideration and to map out an investment strategy. Of course I would be happy to help you create your investment blueprint.

Also, you can email me back right away and request your free Investment Planning resource and I will send it to you.

Contact me anytime, it is an opportunistic market so let’s discuss the opportunity that is right for you.

Subject: Are You Remodeling?

Dear NAME,

If you are in the early stages of planning a major renovation or even a complete remodel of your home, you may be wondering just how far you can go before you overbuild for the area.

Often as I meet with home sellers, they share with me how they put tons of money into their home and then assume that if they sell the home, they will be able to tack the improvements on top of the price and get their money back.

Unfortunately, it does not always work this way. Some improvements may be special to you but not in fashion with a style favored by current buyers. Or, the improvements will make you the largest home on the block, which could hold your values down.

If you are uncertain about how far you can go without over improving, and if you do not plan to stay in the home for many, many years to come, feel free to reply to this email and I will be happy to pop by and take a tour with you.

No strings attached, and certainly no pressure, I am always in the area and happy to be helpful. Just reach out by replying to this email or call me at the number below.
